Pacific Heights Garden Home

Built: 1909

Lot Size: 30’ x 100’

Abstract: This handsome, semi-detached, 4+BD/3.5BA Edwardian home is situated on an extra-wide lot in a verdant setting on a beautiful block with easy walkability to Union Street, Chestnut Street, and the Presidio. John Wheatman’s exquisite and timeless design is showcased throughout this delightful, family home with classic architectural details and lovely finishes. The main floor flows indoors and out making it ideal for entertaining on a large or intimate scale. The 2nd level has a master bedroom with ensuite bath and dressing room (which could be converted to a 4th bedroom on this level), plus 2 more bedrooms and 1 bath; the top floor has a 4th bedroom and bath, a bay view family room (may be used as a bedroom), and expansion potential for a large deck which would feature stunning Golden Gate views. The lower level has a 2-car tandem garage with interior access, a bonus room, and bath. A large deck is accessible from both the kitchen and formal dining room and leads to the garden.

Description: A wrought-iron gate at the sidewalk opens to a beautifully landscaped garden which leads to the gracious, entry portico. Enter to the grand foyer with the formal living room immediately to the right. This graciously scaled room features a curved bay window and a Statuario marble-faced fireplace flanked by built-in display shelves and art niches. Just off the entry foyer is a charming library with custom bookcases above built-in storage. Opposite the living room and across the foyer, the generous formal dining room is ideal for large scale entertaining and has a set of French doors that lead to the walk-out deck – perfect for al fresco dining. Throughout the formal rooms are decorative crown and wall moldings, and decorative inlaid hardwood floors. (The public rooms have great flexibility for use: The formal dining room may be used as a family room and the library may be used for formal dining, or create a combination living/dining room within the formal living room.) Next to the formal dining room, the kitchen was masterfully designed with windowed backsplashes above black granite counters to highlight the verdant garden views. This timeless kitchen features a Franke stainless double sink, a Franke stainless bar sink, a Dacor five-burner cooktop with stainless Miele hood, double Dacor ovens plus a warming drawer, Bosch dishwasher, and a Sub-Zero refrigerator. Cabinets to the ceiling create tremendous storage space. A counter provides a table for informal dining.  Adjacent, there is a built-in desk topped with bookcases, and a French door that opens to the deck. The deck leads to the garden patio bordered by a lush privacy hedge. A guest powder room with Wheatman’s signature mirrored backsplash is situated discreetly off the foyer and completes the main level.

2nd Level: A gracious staircase at the entry foyer leads to the second floor which consists of 3BD/2BA. The spacious master bedroom has a curved bay window with eastern exposure, coved ceilings, built-in display shelves, and a decorative fireplace. The ensuite master bath has dual sinks and a large stall shower. A huge dressing room with fitted closets and built-in storage is accessed through the master bath or from the hall. (The dressing room may be converted into a 4th bedroom on this level.) Off the hall are two spacious bedrooms and a full bath with shower over tub.

3rd Level: Upstairs is a delightful, wood paneled family room with built-in banquettes beneath picture windows which frame lovely bay and Palace views. A guest bedroom with Golden Gate views and a full bath are off the hall. On the west side, there is a large roof area that may be developed into a roof deck which would feature panoramic Golden Gate Views. (Buyer is advised to investigate. Preliminary site visit conducted by David Armour, AIA.)

Neighborhood

This coveted location is technically in Pacific Heights, although most locals would deem it Cow Hollow. Most apparent are the lush, tree-lined streets and the easy accessibility to the boutiques, restaurants, and cafés on popular Union Street and Chestnut Street. This block terminates at a T-intersection at Vallejo, so is used mostly for very local traffic – not as a thoroughfare. The home boasts a Walk Score® of 86 – “Very Walkable – most errands can be accomplished on foot.” The area is bordered to the west by the Presidio - a mature forest of pine, cypress, and eucalyptus trees that the army began planting in the 1880’s. To the north is Crissy Field, originally a rich salt marsh at the bay’s edge and now a wildlife sanctuary and urban park. Just beyond are the Bay, the Golden Gate Bridge, and Marin Headlands. All are protected sites within the Golden Gate National Recreation Area (GGNRA), one of the largest urban national parks in the world, and featuring virtually every recreational possibility imaginable, as well as cafés, restaurants, and a spa. It is no wonder that this location is so highly desirable.
